the ceiling stains.

Symptoms

Four things that mean the joints are done

Mortar is sacrificial — it's meant to wear out before the brick does. The question is never if, it's whether you catch it before water gets behind the face.

Water in the firebox
Open head joints wick rain into the flue. It shows up as a ceiling stain two rooms away, long after the mortar failed.
Mortar you can scratch out
If a house key scrapes a joint to powder, the bond holding brick to brick is already gone. Grinding is the only fix.
Spalled or leaning brick
Water gets behind the face, freezes, and pops it off. Repoint at this stage and you avoid a rebuild that costs five times more.
A crown that's cracked through
The concrete wash on top sheds water away from the joints. Once it splits, every course underneath starts drinking.

The job

How a repoint actually runs, start to finish

  1. 01

    Roof-level photo inspection

We get on the roof, not the driveway. Every face of the stack photographed and sent to you the same day, with the failures circled.

  2. 02

    Grind the joints back

Cut 3/4" deep with dust-controlled tools — never smeared over the top of soft mortar the way a caulk-and-run outfit would.

  3. 03

    Repoint in matched mortar

Type N or S chosen for your brick's hardness, tinted to your original joint colour and struck to the same profile.

  4. 04

    Crown, cap and seal

Crown repaired, cap re-bedded, and a vapour-permeable sealer applied so the stack sheds water and still breathes.

Homeowners

Three winters of ceiling stains, gone. They showed me photos of every joint before and after — no guessing, no upsell.
Dana R. · Montclair
Quoted honestly. Told me I needed repointing, not the full rebuild another company had been pushing for a year.
Mike C. · Westfield
On the roof at 7:30, off by four, cleaned up like they'd never been there. The mortar match is genuinely invisible.

Straight answers

Questions homeowners ask

How much does chimney repointing cost?
Most chimney repointing jobs land between $900 and $2,800 depending on height, access, and how many faces need grinding. You get a fixed written price before any work starts.
How long does the job take?
A typical residential chimney is a one-day job. Larger stacks or crown rebuilds take two.
What time of year is best?
March through November. Mortar needs to cure above 40°F, so winter work is scheduled around warm spells.
Do you guarantee the work?
Yes — a 10-year written workmanship warranty on all repointing, transferable if you sell the house.
